A walk-in that will not hold temperature is a clock, not a repair ticket. Every hour it sits at 48 degrees is inventory you may not be able to sell. So the first question is not what broke, it is whether the box is holding well enough to keep product safe while you sort it out.
Check the thermometer, then check whether the unit is running at all. Those two answers point in completely different directions.
If the unit is running but the box is warm
This is the more common call and usually the less expensive one.
Look at the evaporator coil inside the box. If it is packed with frost or solid ice, air is not moving through it and the box cannot pull heat out no matter how long the compressor runs. Ice on the coil is a symptom, not the disease. Something is wrong with the defrost cycle, the drain is plugged and refreezing, or the door is being left open and dumping humid air into the box all day.
Check the door seals and the closer. Stand inside with the door shut and look for daylight. In a busy kitchen a gasket gets torn by a cart within a week and nobody mentions it. A door that does not latch fully is the single most common reason a cooler runs constantly and still drifts warm.
Check the condenser outside or on the roof. If the coil is coated in grease, dust, or cottonwood, it cannot reject heat. This is the failure that shows up every year in the first real heat of July, when the unit that was fine in May suddenly cannot keep up.
Check that nothing is blocking airflow inside. Product stacked against the evaporator or piled to the ceiling stops the air from circulating. The box has a designed airflow path and it is easy to bury it during a big delivery.
If the unit is not running at all
Check the breaker and the disconnect. Past that, stop.
A refrigeration system that has quit is not something to troubleshoot by swapping parts. If it is low on refrigerant, it leaked, and adding more without finding the leak means you are paying to fill the same hole twice. Refrigerant is expensive and the EPA has rules about venting it. A commercial system also carries enough voltage to hurt somebody seriously.
Protect the product first
While you are waiting on service:
- Keep the door shut. Pull everything you need for the next hour in one trip.
- Do not add warm product to a box that is already struggling.
- Move the highest-value and most temperature-sensitive product to another box or a reach-in if you have the room.
- Write down the temperature and the time, every hour. If you end up filing an insurance claim or answering to the health department, that log matters.
Why we tell restaurants to get on a maintenance schedule
Most of the emergency refrigeration calls we run in Porter and Lake County are failures that gave warning. A condenser coil gets dirty over months. A gasket tears and gets worse. A drain line clogs slowly. The unit works harder and harder, the electric bill creeps up, and then it fails on the hottest Saturday of the year with a full box.
Coil cleaning, drain flushing, gasket checks, and a temperature log are unglamorous and they are most of what keeps a box out of trouble. It is cheaper than one lost load of product.
